LPPSA (Lembaga Pembiayaan Perumahan Sektor Awam) –a housing financing body for Malaysia’s public sector, offering affordable, fixed-rate loans to help civil servants buy, build, or improve homes.
- It is highly beneficial for eligible borrowers due to its low interest rate, long tenure, and full financing option,
- Limited to government employees and comes with a more bureaucratic approval process.
SJKP (Skim Jaminan Kredit Perumahan) — to assist Malaysians in buying their first home, especially those who:
- Do not have a fixed income (e.g., gig workers, freelancers, small business owners, farmers, etc.).
- Cannot meet standard bank loan criteria due to lack of formal income documentation such as payslips or EPF contributions.
- SJKP acts as a guarantor to banks, reducing the risk for financial institutions and encouraging them to lend to this underserved segment.
